Renting furnished in France: furnished or mobility lease?

For a furnished main-residence let in France, three contracts coexist. They differ in duration, eligible tenants and deposit: here is how to choose.

The standard furnished lease

Signed for one year, it renews automatically unless notice is given. The tenant can leave at any time with one month’s notice. The landlord can only give notice at expiry, with three months’ notice and for a legal reason: to live there, to sell, or a legitimate and serious reason.

The mobility lease

Created by the ELAN law, it suits temporary stays. Its duration, between one and ten months, can be changed once by amendment without exceeding ten months in total. At expiry, it ends without renewal; to stay, a standard furnished lease must be signed. No deposit can be requested, but the tenant can use the Visale guarantee from Action Logement.

What applies to all furnished lets

  • The home must be decent and contain the minimum furniture set by decree (bedding, hob, fridge, crockery, storage…).
  • An inventory of the property and furniture is drawn up at check-in and check-out.
  • The deposit follows precise rules: see our guide to rental deposits in France.

A holiday let by the night follows other rules: see our guide to furnished holiday lets.

Key points

  • Furnished lease: one year, one month’s notice for the tenant.
  • Mobility lease: one to ten months, for temporary situations, no deposit.
  • In all cases, the tenant can leave with one month’s notice.
